If you find the idea of building your next home a bit intimidating, you’re not alone. Luckily, Simms Development has helped literally thousands of home buyers navigate this surprisingly simple process for over 50 years.
Relax. We’re here for you.
I took a highly unscientific survey of a few of our home owners, as well as our awesome sales team, to determine what makes folks hesitant about building. Their responses boiled down to 3 main issues:
“I don’t know how much I can afford.”
Walking into a bank and sitting across from a loan officer can be intimidating. The good news is our Sales Representatives can help you calculate your monthly payment in minutes, right in the Sales Center at our model homes. Stephanie Dietz and Bronwyn Graham-Duteil keep close tabs on mortgage rates and special financing options, too. Whether a buyer is qualified for FHA or VA financing or goes the conventional route, no matter the size of the down payment, our team can help you determine how much new home you qualify for.
“Building takes too long. I need a new home when my lease expires.”
Timing a move is always the tricky part. Nobody wants to move twice! That’s why Simms has available homes in every stage of construction. Market homes are move-in ready for people who need to move right away. Of course, the vast majority of people contemplating a move start shopping for a new home 60 days before they want to move. Any Simms home that has reached the drywall stage can be completed in 45-60 days from the day you make your custom selections. For those with a longer lease or who are waiting to close on their current home, we provide projected completion dates for all future buildings, ranging from two to six months.
And if the homesite of your dreams won’t be ready when YOU are? How about Free Rent? Simms has a partnership with the stylish apartment communities of Simms Management. If there is a time gap in your moving plans, we have luxury apartments available for you at no cost.
“Choosing all those options is too confusing.”
Shopping is a stress reducer for many of us. For others it’s not a favorite thing. Yes, you have lots of cabinet, countertop and flooring options to choose from as you customize your new home. However, you don’t have to figure it all out on your own. We have fine tuned the process of assembling your personal production order until it’s simple enough to complete in one sitting.
Of course, if you want to take more time, bring in swatches, paint chips, photos of your favorite sofa, measure for curtains, and just generally enjoy the process, Stephanie and Bronwyn have loads of samples to help you mix and match to create your perfect look. If you ask them, I think they’ll admit this is one of their favorite steps in the new construction process.
So relax. Dream big and buy new. It’s easier than you think.
